173WebsterAve041107.jpgThis modest brick house on Webster Avenue in Kensington could be an interesting option for someone looking to his (or her) own house for the price of a basic two-bedroom on the other side of the park. While the exterior is quite charming, the interior is unlikely to win any hearts. It looks like all the details are gone. The floor-to-ceiling mirrors and wall-to-wall carpeting are easily dealt with. There’s quite a deep back yard too. For $650,000, we bet this will find some interest. The only other things at this price are in the less-desirable parts of Bed Stuy and typically need a lot of work. The plumbing and mechanicals are allegedly in good working order. Thoughts?

  1. Maybe you can get the house next door for cheap too!

Mr. Bubble, except for Canarsie and parts of Sheepshead Bay and Manhattan Beach, all the neighborhoods you mentioned are far away from the subway. Who’d want to live there?

  2. Did everyone miss the fact that the house to the right has boarded up entrances and perhaps windows?

Or does everyone accept that the asking price reflects this minor detail?

I briefly considered it before I saw a slightly different picture on Craig’s list that showed more of the neighbor problem.

  3. Mr. Brownstoner,

Re your commentary about this house: You could get twice as much house in a nice part of Bed-Stuy for just a little more money than this house. Look at your double post of 2 brownstones on Craigslist. At least one of them is in a lovely part of Bed-Stuy, for just a little more, and it’s much bigger.

  4. One last thought–The house dimensions posted:18’x36′, don’t seem accurate. It’s an 18-footer for sure and some in the row are less than that, but it’s definitely not 36′ long. More like 30′ unless you include the back shed.

OTOH this makes the house very bright, not like some rowhouses I’ve seen that are so long the middle of the house is gloomy. I was on the same side of the block as this unit which has a south facing garden bringing lots of light into the house on sunny afternoons. Plus 2 skylights on the 2nd floor over the hallway and bathroom would keep any lover of daylight happy. It was really a delight living there. Anyone with a small family and patience for finding parking should have a look.

But 650K!!! We should have held on to it…

  5. The neighborhood is zoned for PS 217, a wonderful school for my then young kids, I never had any complaint although we moved when my eldest was in 3rd grade.

The school near the corner is an annex of PS 134 located in Ditmas Park where the older grades attend. Unless things have changed since I moved out.
