What does everyone think of this place? As far as we’re concerned, it’s neither fish nor fowl. If we wanted a loft, we’d be looking for beamed ceilings, old columns, etc.; we’d be happy to have some modern fixtures or finishes in that context, but we want the raw material to have some history in its bones. Maybe it’s the recessed lighting or we’re being unduly influenced by the leather couch, but we’re not feeling this converted two-story commercial building on Pacific betwen Smith and Hoyt. And judging from the fact that the price has recently been cut, no one else particularly is either. Perhaps that’s because it’s priced as if it were a four-story Greek Revival house on the same block. Don’t get us wrong: 3,750 square feet of high-ceilinged space in the area for $2,390,000 isn’t a rip-off in itself, but people don’t buy square footage, they buy a dream.

  1. There is a lovely Church next door (or 2 doors)to this and its right across the street from PS 261. A busy block during the week and on Sundays. Hope the next owner does not like to sleep late on Sundays.

  2. i’ve been in this place a few times and it’s kinda cool, kinda crappy. most of the space is actually the leftover back yard from the building behind it, or something like that. it’s cobbled together from various spaces between buildings, so, layout is way weird. kitchen is painful, lil courtyard super cool. bachlor pad is about right.

  3. the paint colors are really bad, and so is the color of the floor, no matter what the material.

    This needs to be repainted and it needs some additional finishes and proper furnishings, including artwork and custom millwork that would help to define the space.

    It could be stunning if done right.

    The price would still seem high to me though…

  4. It looks like it would make a great office for a start up, but for a home most people obviouly want a more traditional house.

    Then again, priced closer to 1.5m, the place would probably sell pretty quickly.

    that’s 3,750 of nonliveable square footage. the broker is clearly counting the two courtyards, the garage and the roof space. my guess is this is about 1700 liveable sf and that makes this a RIP-OFF.

  6. The price is unbelievable. We looked at this space 10 years ago and it was a small freaky shell behind the half-way house for previously incarcerated teens on Atlantic. It’s next to a hideous renovation.

  7. Fabulous space. Would make a near perfect bachelor pad. This is just awaiting the right buyer with unconventional tastes. Unfortunately most buyers (with 2.3m to burn) are traditionalists, and I don’t think this will sell at this price. I like commercial conversions, but for 2.3m I’d rather find my own commercial shell and build it out to my liking.
