Cambridge Place in Clinton Hill is only two blocks long but it has a wonderful assortment of beautiful houses on it. One of them is this woodframe at 36 Cambridge Place. It’s got lots of original charm and has been extensively renovated in a tasteful manner. It the sellers get their asking price of $1,725,000 it would certainly be on the high end on a per square foot basis for this end of the neighborhood but we wouldn’t rule it out. We keep hearing from brokers that houses like this that don’t need any work are in high demand and short supply. And this place is still a million bucks less than if it were in Park Slope and half a million bucks less than if it were in Fort Greene. On the downside, you’d have to live around the corner from us.

  1. PS 11 stops at St. James.

    The house has a lot of appeal, but I don’t know if the comps on Cambridge and Saint James support this ask. OTOH, if this floor plan works for the right buyer, they will get within 10% or better — it’s not too far from either the C or G and Cambridge is a lovely block visually. (Although it seems the top floor bathroom is only accessible through a bedroom, so that’s odd.)

    If there was a good supermarket within a 5 minute walk, I would go to the open house.
