This new listing at 565 9th Street in Park Slope has certainly got it going on in the woodwork department, though the oak look definitely has a different vibe from what you might see in a Victorian brownstone. The house appears to be in excellent shape (though we wouldn’t mind seeing a shot of the kitchen) and there’s a two-story extension to spread out in. The only drawback we can see is that the two-family house is only three stories. Given the condition, the extension and the proximity to Prospect Park, though, we suspect that the asking price of $1,895,000 is within reach.

Yes, those too Arkady. I think I already mentioned them here last week somewhere so didn’t want to duplicate.
I walked by an open house on Sunday and wanted to go in just out of curiosity but the amount of people going in and out of the place was overwhelming.
This time of year must be especially good for PS real estate though…the neighborhood is a real stunner when everything turns green.

Don’t know how I overlooked the floorplan. That floorplan has lots of possibilities for rethinking the whole place.
Seems like all it needs is an additional bathroom on the top floor.
BH, its a little joke I have with 11217. Whenever Greenpoint is mentioned he reflexively recites “toxic oil spill”.
I’d agree, 5000ft (more like) is not an issue. Which means the brownstones in Greenpoint (yes, we have them in the Greenpoint historic district) are no closer to the Greenpoint superfund than PS houses are to the Gowanus superfund. Just keepin it real for 11217’s sake.
This is a great layout! (Available on the Warren Lewis site, DIBS. I think Mr. B. deliberately omits floorplans from the marketplace to drive traffic to the brokers’ sites.)
The lack of a fourth floor is made up for by the extensions, and give you fewer flights of stairs to negotiate.
The garden apartment can easily be used as either a one- or a two-bedroom, and it has its own washer and dryer. The top floor could easily be turned into a separate unit again by simply turning the laundry room back into a kitchen. I’d use one of those small bedrooms on the top floor as a luxurious walk-in closet and dressing room.
Only problems that are immediately evident to me: (1) is that carpeting on the parlor floor, underneath the throw rugs? (2) there does not appear to be central air conditioning; (3) the top floor deck is only accessible through the laundry room; (4) hard to know the condition of the kitchens and bathrooms.
557 6th ave (16th st) listed about a week ago. asking 1.25.
i called broker yesterday to ask about showings: “we have 12 offers. owner is asking for last and best.”

I saw this house. The details were spectacular! It was almost too nice, like a museum.
