This new listing at 77 Midwood Street may not be the priciest listing in PLG–that distinction still belongs to 20 Midwood Street at $1,780,000–but it’s still a pretty penny for the beautiful but historically discounted nabe. We suspect that Number 77, which is asking $1,579,000, may make life difficult for Number 20, given that the less expensive house’s historic details look just as impressive. We shall see though: The five-bedroom house traded for $1,300,000 back in 2007 (after being a House of the Day in 2006). No Ditto, no parking space arguments today. You know, I don’t often wade into the B’stoner pool — usually for fear that the typical temperature here is more than I can comfortably handle. So, on the few occasions that I do hit the corral, I admit to sometimes coming in over armed. Sorry if I was more heavy hitting in my response to you than you felt necessary. Just trying to get my point across, is all. 🙂

Correction. If this house were to sell at the asking ($1.579M), it still would not be a record price for LM. Another 4-level house down the block holds that title.
Brooklynista – I didn’t even consider the financial connotation of “wise”.
Did you have an argument with someone over a parking spot prior to posting at 4pm? You seem a trifle touchy.
brooklyndreamland, I hope you do get this house after winning lotto and open a restaurant on Flatbush. That will add to the cachet of nice venues already on the Avenue(Blue Roost, Ginos, Enduro, Exhale, K-dog, Lincoln Tavern and soon to be Cafe Pomidor). These seem like nice options for the residents who basically aren’t complaining but are indeed open to other options.
Whether to spend the dollar on the van or the lotto ticket, that is the question.

Dittoburg, if you don’t see the connection, I don’t see the point of trying to explain it to you. Believe it or not, not everything about being “wise” is about being “financially “wise.” Moreover, even if you wanted to limit my use of the term wise to financial considerations, I’m still not so sure that buying this house at this price would be “unwise.” (Although, like Bob M., the last time my family was in the real estate market was decades ago. We have no skin in the current game and, as such, I don’t even begin to get into theoretical pricing discussions because there’s nothing out here today that we wouldn’t need a lottery ticket to buy!!) 🙂 That said, if this house were to sell at its asking price, that would be a record-setter, for this area for sure. I’ll even wager that (and especially in the current market), it would be “risky”, to be the one to own the most expensive house in the ‘hood. Still, greater PLG is clearly on the move. And, as I see it, the “risk” of investing in historically-solid Leffert Manor these days is not one that is as great as it would have been 10 years ago and is more likely to be seen as a rather smart move and timely move, 5 years forward from now.
All that aside, I contend there are other intelligences besides financial ones in the world of real estate investments. And as hard as it may be for you to understand this — there are some who actually appreciate and WANT to live in neighborhoods like this! (Me and my family included). IMO, this is one of the nicest houses on one of the nicest blocks in a neighborhood I live in and love. From that perspective, I think the buyer who lands this house will be both house wise and neighborhood lucky.
