Let’s face it: In general the stock of townhouses in North Brooklyn doesn’t come close to that of Brownstone Brooklyn. But if you’re an old house enthusiast with a hankering for the hipness of Greenpoint, this newish listing at 143 Kent Street may let you have your cake and eat it too. The former parish house has a grandeur and historic vibe rarely found north of Myrtle Avenue–along with some modern updates on the upper floors that add a lightness and airiness to the place. Of course, the owners know what they have and aren’t giving it away: Asking price for the 5,000-square-foot three-family is $2,650,000.

    For those of you deciding whether to send your kids to elementary school – here’s the 2010 data:

    Top 5 in Brooklyn (NYC rank, math rank, ELA rank, avg)

    1.14K031 – PS 31 Samuel F. Dupont (8, 8, 10, 9.0) (Greenpoint)
    2.15K172 – PS 172 Beacon School of Excellence (9, 3, 15, 9.0)
    3.22K195 – PS 195 Manhattan Beach (18, 17, 24, 20.5)
    4.22K236 – PS 236 Mill Basin (23, 30 ,19, 24.5)
    5.15K321 – PS 321 William Penn (28, 53, 14, 33.5) (Park Slope)

    So if you can’t get in in Greenpoint you can always go to PS if you have to.

  2. Grand Army – but many houses in Park Slope are closer to a Superfund Site – ie: Gowanus Canal! Draw a circle around the canal that’s as far out as this house is from Newtown Creek, and I think you’ll see it cuts way into Park Slope and Carroll Gardens.

    Meanwhile, 5000 sq feet can mean 2 rental apts + owner’s duplex. Rental prices are good in this area. So, is $530 psf really too high? The schools are excellent. If you want more progressive, take the B62 bus over to PS84 and do their dual language program (know several in Greenpoint doing this too).

    Greenpoint is GREAT for commuting midtown – way better than south Brooklyn. G to 7 or E or B62 to 7. quick and easy.

    for heading downtown, from Greenpoint, recommend the B62 to Broadway to connect to the M or J. i wouldn’t want to switch 3 times.

    because i am a grownup with a family in North Brooklyn, i know many many families buying houses in WB and Greenpoint, it’s just news to many on this site, but nothing new really in the world at large.

  3. It looks like a new condo with some random stained glass and mantles plopped in.

    As BHS says, it has been over renovated.

    This looks like a flipper. Maybe that’s why they think it’s worth $2.6 million.

  4. dh is right – just drag down the GMap supplied by Mr. B, keeping on the same scale.

    Unless you’re drilling a well near Newtwon Creek or Gowanus I wouldn’t worry. You’re lungs are already black from living in the city anyway.

  5. Grand army, while dramatically overpriced, this house is no closer to the superfund site than south slope houses are to the non-superfund superfund-Gowanus. But you’re right, If you have 2.65M why not go to PS instead.

    BrooklynButler – where is there are there brownstones comparable in price that have better access? (BH does, but that won’t buy you a stoop there).
