Maybe it is possible to make money in this market by fixing and flipping! This house at 331 21st Street in Greenwood Heights traded for $735,000 in February 2010. It’s now back on the market—with a whole new look—with an asking price of $1,179,000. In the meantime, someone with a very good eye really spiffed the place up. The exterior might not have universal appeal but we like it, as we do the modern renovation of the interior that also manages to play up a couple of the house’s original assets, like the floors, walls and beamed ceilings. As nice a job as it is, we’re not convinced that the location and size of the house will support the asking price. What do you think?

  1. Now that I look at again, maybe that thing on the wall that looks like window panes is a framed map collection. I first thought it was wintery shrubs through glass, but now I’m not so sure.

  2. That big window doesn’t seem to show in plan. Is it on the lot line? Or does this place have a side yard setback? Too bad they didn’t pick another clor besides brown for the facade. Brooklyn has way too many brown buildings.

    Years ago I remember looking at the interiors of some houses around here places but closer to the cemetery. Very rickey interiors. They appeared to be being held together by asbestos shingles and vinyl siding. I remeber thinking it could be a nice enclave for more adventurous design.

  3. Love this house. The reno they did to the exterior is fabulous. See google street view for the ‘before.’ I’d change this to a one family though. Open house was yesterday. I wondered why this wasn’t an open house pick, especially considering the crap put up on Friday.

  4. Always liked walking by this house. Sure it’s a flip? Seems like such a specific renovation for that kind of thing. Would guess that someone or some family renovated a house to their taste and then had to move or sell for some reason.

    The exterior in person gives off a much more homegrown vibe than the photos suggest. It’s very charming- but not really slick or LA.

    Would be surprised it it went at ask, but awesome to them for trying. If you had this place could peak off your stoop to see if there are any outside tables open at Toby’s.
