578 7th Street hit the market last summer with an asking price of $2,650,000, which proved to be way more than the market would bear, given the narrowness of the house and its rather dated interiors. There’s been a change of brokers recently, though, along with a new asking price of $2,199,000. And although the interior decoration that has a certain vintage Carroll Gardens vibe to it, there is some nice original detail to be found and the location, just off the park, can’t be beat. Someone’ll go for this near the ask, we suspect.

Seems like very nice people…I looked at the house. It would be a lot of work. A few walls need to come out, all of the carpeting up, but the kitchen has to go, and tiling on at least two floors would have to go. Does anyone have any idea how much it costs to rip up tile? I don’t think I would want the dining room tiled…is there wood under? does it depend? how much is that to replace? Seems a little high on the price tag for the renovation needed, but has great bones.
this location seems excellent
layout turnoffs are usually an issue. backing into price, at $750/sf fully reno’d you would be at $2.5 mil. so if you need $500k to make this shine (i didn’t see it) that’s $2 mil as-is.
this actually seems doable just sitting here on the couch and pontificating. maybe $500k is too low? because i would nix the apartment and open up the stairs a bit.

Dibs, You can distinguish a statue of the Virgin Mary from a statue of St Francis of Assisi, but you don’t know to where the ladder leads?

The house has a beautiful facade and it’s huge – it just needs renovations and “rip-ups/outs”.
