This house at 215 13th Street has plenty to recommend it, including a nice, open-plan parlor floor, but we’re not sure it’s quite impressive–or big–enough to merit the asking price of $1,799,000. The house is only three stories tall and some of the renovation touches aren’t really doing it for us. And not to take anything away from the South Slope or 4th Avenue, but this location also doesn’t seem to match the price. What do you think?

Just off of 4th ave across from P.S. 124 is not a great location. It looks nice but to use the zillow expression, I think the ask is a “make me move” price.
I wish the seller mazel. I’m also in the South Slope, but further north and east, plus I have another 1000 sq. feet of space. If he can get $950 a square foot, that means my pad should go for north of $2.75 million! Anyone want to make me an offer!?
I think the parlor floor is pretty splendid, but otherwise I can’t figure out the house. The listing must be wrong because it says the lower unit has 3 bedrooms and 2 baths to it, while the upper has 2 bedrooms and 1.5 baths.
Either way, no matter how nice they made the parlor floor, this isn’t getting 1.8. 1.8 is about right for a 3 story multifamily on a prime block, and this is not a good block by a longshot. It’s a pipe dream to break 1.4
This property is listed as (on property shark) 18.67 ft wide! It seems so narrow–can that be?
Noki, does this make you have more interest in that ft greene fixer – ie look at the crazy ASK out there for renovated houses? and this location is inferior
Absurdly overpriced. Maybe 1.3M or 1.35M TOPS…maybe. That part of 13th st is not great. Across the street from a school and ugly medical bldg, and right by noisy, industrial, commercial 4th ave.
Gemini is probably on the money about this. A couple of houses in the neighborhood sold around.
Is the 1 at the front of the asking price a typo or does the seller think it is located at 13th street and 4th ave in the East Village?
When a price is that out of whack, it makes me doubt the sanity of the players.
