Well, maybe the options aren’t that limited after all: In addition to yesterday’s State Street pad, this recently renovated house at 409 8th Street in Park Slope just hit the market and it’s all modern, all the time. Just don’t let your kids get a look at the children’s room complete with double bed and flat screen TV or they’ll never get off your back! Asking price is $3,195,000, which we can only assume would be a record for this block, especially for what is essentially three-story house.

I think what 11217 is saying at 1:48 is EXACTLY the case. There is very low supply but I think the demand is still out there – so I thnk sellers are asking relatively high prices b/c they know that they can and will get close to ask. I think the days are gone where as a buyer you can go in asking for 15% off asking on a brownstone in a tony nabe…..

Yes, the price seems high, but I’m guessing they are aware that it’s nearly spring, there are very few homes on the market right now in Brownstone Brooklyn and they are counting on the fact that someone will fall in love with the place.
You all trashed a rather small house on 7th Street about a month ago on here which was HOTD (1.7 something million) and it went into contract in about a month.
It seems the spread between pricing in North/Center/South Slope has closed a bit to me in the past 2 years.
This is far too Dwell-y for my (admittedly biased toward traditional) taste.
I am continually stunned by the asking prices for some of these homes. Wouldn’t 3.2 million put this at the top of the peak? Even for a better block? Huh.
Contemporary renovations are great, but not when they become too customized to the owners’ taste and therefore less appealing to a broader audience.
One of the nicer modern renovations I’ve seen. Don’t love all the furnishings, but the actual home itself looks sleek and well thought out.
