This cute house at 371 Clinton Street hit the market last week with a price tag of $2,695,000. It’s got a nice rustic vibe to it (sweet original wide plank floors) and lots and lots of original details (mantels, woodwork, mirrors). On top of that, there’s a new kitchen that’s a little too shiny for our tastes but looks like it’s of good quality.The biggest hurdle given the not-insignificant asking price is probably the width of the house, which, according to Property Shark, is less than 17 feet. You liking it?

  1. 16.5 is very narrow to me when the interior partition walls are still intact (ie it hasn’t been “opened up”). seller is lucky the house next door facade matches exactly, because it gives the appearance the house has 3 windows, when it is only 2…., at least for getting people through to see the house.

    if you are from manhattan coming from a condo, the width doesn’t appear to be a giant issue when you have the square footage, because heck just finding a decent house is a feat in and of itself. but i would much rather have the width and one less floor. things get quite small fast. also helps to be mindful of the ventilation (or lack thereof) when looking at narrow houses. if this one has air ducts then that is worth something.

    personally i would discount a 16.5 on a psf basis, but alas i don’t believe the market agrees with me. its a good location, a good area, in very nice shape, but even still this looks overpriced to me. i am guessing something on the UWS would be $1300/sf so $792 isn’t exactly a steal.

  2. Hard to believe someone would pay that for a 16-footer on Clinton street. They seem to have priced hoping for a repeat of 150 Baltic, but the house on Baltic was better in every way, from finishes to width, and just sold for $2.7M.
    I would have guessed $2.1M, without looking at the ask.

  3. Utter insanity, but just like in trading, the market can be wrong a lot longer than I can stay solvent. I guess the market is telling me I am wrong for thinking that $2.6m for a house like this is crazy.

    When a 50,000 sq ft building is proposed…they are not talking about interior dimensions.
    Quit showing your ignorance.
    Good thing house isn’t our taste. You can’t afford it anyway.
