Anyway, we think this’ll go pretty darn close to the asking price. You?

Yes, this block is landmarked. Lincoln between 6th and 7th Avenues. Terrific block and location.
This place looks like a Frederick Langston house… I really like his work.. Langstone likes the Romanesque and Renaissance styles… I think this house should sell pretty fast.

It seems too expensive for the size/location. It’s a classic case of overpricing leading to a lower clearing price down the road.
Perhaps the double duplex and the amount of $$ it would take to change that layout is enough to keep people from making a bid.
According to ACRIS, it last changed hands in 2007 for $1.2 million. According to the OH thread, the same owner bought 104 and 108 that year and tried selling both within 6 months. Maybe with the market seizing up, the owner decided to go rental for a while.
From the photos it looks like a not-too shabby reno job, but who knows.

Yeah I agree with 11217 – it does seem strange that it never moved – even at the high price of 2.9 in 2007 – perhaps the seller wants only cash or isn’t really serious about selling or that the deals fell through in the past b/c of the buyer – it could be a host of issues – but the house seems in very good shape – love the garden
Kitchens look pretty bland to me. Set up seems to have no door between the two units – in fact unclear whether the third floor is part of the bottom unit or the top.
