The only thing we can possibly find to criticize about this new townhouse listing at 104 Lincoln Place is the building width–and, at 18 feet, even that’s not too bad. Otherwise, you can check all the boxes: original detail, prime Slope location, nicely renovated kitchen. Maybe for some the double-duplex configuration is a negative, but for others. it’ll be a way to help swing the payments on the $2,390,000 asking price. Anyway, we think this’ll go pretty darn close to the asking price. You?

  1. I think there is a church on the corner and often times the whole street is taken up by people double-parked attending service. I have lived on a block like that and it is a huge turn-off.

  2. Buyer beware on this one. Issues abound if you dig deep enough–like, why was it so cheap to buy in 07, almost no work done on it, and re-listed in a spiraling downward cascade for the past two years (with all the usual suspects and even the con artists Aguayo). Look perhaps no further than at the crack den directly across the street from this house.

  3. For anyone who has seen this one- is the woodwork all new?? The mouldings/doors/floors do not look original in the pictures. Overall really nice, but does feel a bit narrow, even at 18.

  4. I was in the bldg two weeks ago at the open house, looking for a buyer client of mine. Current set up is double duplex rentals – as such kitchens and some other finishes are rental quality. That said some real nice original wood detailing to work with. Cellar is finished and has a full bath, not sure why. Apparently market thinks price is right as I hear there are a number of offers in and one good enough to get a deal done. Velocity on these type of properties is high and accelerating, at the moment.

  5. The house is beautiful, but has some floorplan issues. On the garden level you have to go through one of the bedrooms to get to the bath and the garden. Also, parlor floor powder room is too close to kitchen.

    Are other people having problems with this site freezing up?
