  1. Yes, gemini, what you are missing that it’s not Ditmas Park, and it’s a shlep to Cortelyou Road. The Kenmore-Albermarle terrace historic district is 2 little blocks surrounded by apartment buildings.

A NY licensed broker is obligated to submit ALL bids to the seller of the property that they represent, so it is inaccurate to say what poster#1 is saying — I actually have had very good experience selling my old house with the broker who owned closeby, Not only was she able to show at a minutes notice, but it was in her best interest to get me the absolute highest price… which she did.

  3. am I missing something here? isn’t this in Ditmas Park? aren’t these great little houses and this one is in good shape – I don’t see asking 869K is being totally outrageous. I see the prices Astringer posted – but now am thinking wow, what a bargain to live in DP in a great house with lots of space could only cost you maybe 600-700K!!

  4. Astringer, both of the 2008 sales you mention were in estate condition requiring extensive renovations. There was another sale since then on AT well over the price of the two KT 2008 sales. Your information about the broker is also inaccurate on several counts.
