Cute, cute, cute! That’s about all we can think when we look at this Georgian Revival house at 2109 Albemarle Terrace in the in the Kenmore-Albemarle Terrace Historic District of Victorian Flatbush. Except for the tiles on the floor of the dining room, the house is steeped in old school cred, with beautiful parquet floors, moldings, skylights and a gorgeous center stair. So now the big question: Is it worth $889,000?
2109 Abemarle Terrace [Brown Harris Stevens] GMAP P*Shark
Hell to the no. $755k top.
Maly, what fishbowl effect do you mean?
Lovely historical, landmarked cul de sac. HOWEVER IT IS NOT IN DITMAS PARK.
Jeez.. I sold 2104 for >>$152K<<< back in 1995.. If only I knew!!!!\

Yeah, the demonization of brokers bothers me…
Some are good; some are mediocre; some are not good or unethical. Like the rest of us.
astringer, as BHS says, you’re wrong about the broker. On all counts. I would suggest anyone who has questions about that just ask the broker himself.
About the houses and the neighborhood, come check them out! It’s a great place to live.
Browstoner did a Building of the Day post about it:

Didn’t one of these Albemarle houses go into contract recently?
That giant tube TV is almost as antiquated as the bench and the rest of the furniture.
Yeah… definitely not Ditmas Park, it’s on nice little dead end street trapped between Ocean Ave and Flatbush. Kenmore-Albemarle Terrace Historic District is an island not contiguous to any other neighborhood of Victorian Flatbush.
astringer–what about 2119 Albemarle selling for $1,100,000 in 2009? and I dont think the houses on Kenmore are 30% bigger at least not the one I saw.
