This single-family house at 4 Martense Court has a very charming parlor floor, which features lots of original architectural detail as well as a tasteful new kitchen; there’s also a private garage at the rear. While the address is definitely not as desirable as some of the blocks to the north like Rutland Road and Maple Street or those to the west in Victorian Flatbush, this block is reasonably attractive and quite close to the subway, all of which makes the asking price of $595,000 not seem unrealistic.

Doesn’t look pretty when pasted here. They’re within 1/4 mi., but not sure if locals would consider these comparable.

  2. Bob, do NOT give up! If people had given up in the 1980’s when I moved to Brooklyn, Cobble Hill, Carroll Gardens, Boerum Hill, and Downtown Brooklyn would all be Brooklyn Heights today, and Prospect Heights would be Park Slope. Besides, Flatbush has an important part in our collective history – why are real estate brokers and agents so against its name? PLG, after all, is merely a neighborhood of Flatbush.

  3. It’s a charming enough house, although the house next door on the corner must be amazing with all the side windows! It’s really a pity there’s no apparent back entrance to the library on Linden from the end of the cul-de-sac.

Does anyone know what type of comps are there around here?

  4. The garden is probably postage stamp size. If you look at the Google satellite view, it looks like the house is almost up against the apartment building on Martense Street. If there was a “real” garden, I’m sure there would be a back door to it from the kitchen/den.

The driveway is shared with the house next door, so its only a single garage – but still nothing to sneeze at!
