This new listing at 621 3rd Street in Park Slope was an Open House Pick last week but seems worthy of its own HOTD treatment to us. We’re loving all the original details, which appear to be in excellent shape, though one commenter on Friday’s thread wasn’t loving the period kitchen. The asking price for the 20-by-50-foot limestone house is $3,300,000. Think it’s possible? It is, after all, located on a park block, and a particularly grand one at that.

  1. From the floorplan, the garden is rather small. That might be an issue to some buyers. Personally, a small garden is better…even better if there’s a deck above it to just look down upon it.

  2. The rich had an excellent year and are richer than ever so I do not think there will be a problem finding a buyer for this house at this price. The buyer will pay all cash and completely re-do the interiors. There is no financial crisis for the wealthy. If anything the recession has left them in even a more commanding position.

  3. I love 3rd Street, but perhaps idiosyncratically, I’d hate to live there with that walk to the subway. Google maps says it’s nine minutes to the F and 12 minutes to the 2/3. To me that’s a long way to hike for a couple of local trains.

  4. Gloriously beautiful day, with sun glistening off the fresh snow. If I lived in this house, I could walk across the street to the Third St playground in Prospect Park, maybe build a snowman (great packing snow today).

    Nice details, good bones. Needs a lot of upgrades but its a face lift, not a gut. Loved the press tin ceiling in the kitchen/extension.

    Needs to come down some, but in this location, probably not much.

  5. $50-70k for the kitchen and $30K each for two bathrooms….amounting to 4% of the asking price!!!!!

    What’s it worth when fully renovated like that????

    Yesterday people were bitching about the Love Lane apts having cheap finishes. HA!
    This is a 3M house and look at the sad excuse of a kitchen. And is that linoleum on the floor?? And is the refrigerator outside in the Pantry??

    hate to see what the bathrooms look like.

    But then again this house DOES have a luggage closet. Perfect for Park Slopers cause they have so much baggage.
