Located on one of the most charming cul de sacs in town, this new listing at 6 Grace Court Alley is bound to attract plenty of attention. It’s a little tricky in its current configuration, though, unless you are in the parking business. Right now, there’s a three-bedroom, one-bathroom apartment on the second floor and a four-car garage on the first. The asking price of $2,700,000 is pretty tough based just on the apartment, so this is probably being teed up as a chance for someone to come along and put another million bucks into making it a larger, decked-out single family house with a single parking space. Or something like that.

  1. Yes, the Baxt Ingui renovation down the block is a stunner. I think it was finished about 9-12 months ago?

    This house has similar potential, although Minard is right to point out that the facade configuration is a little mangled which might take some work to undo.

    I think you’d want to keep the renovation at $1 million to make the price point workable…purchase price isn’t going much below $2.5 million. The upper limit on price to this house at current valuations is probably in the mid to high $3 million because it’s just never going to be that large

  2. It looks like that renovation that duckumu posted was only recently completed. On google maps street view it shows the place still under construction. I absolutely love it though.

    If they brought it down to a one car garage they could do some really fantastic things to this place.

  3. An extra-wide carriage house like this, on Grace Court Alley, could be worth an awful lot if done up right. And if one is going to spend a million to do it, one may as well spend a million and a half to do it right.
    8 Grace Court Alley even has handmade carriage lamps with gas flames flanking the entry. It is the role model for this property.

  4. duckumu, that is exactly the one I had in mind when I saw this listing. Not sure why. Was that particular link on Brownstoner with regard to another thread in the last couple of months? Hmmmmm…

    The Baxt Ingui place is one of my favorite homes/renos in all of NYC. Absolutely stunning. And perfect for this place. Problem is, of course, that you’d be all in around 4.5 to, I daresay, 5 million bucks when all is said and done. Not sure you’d get that back in the next couple of decades, even in the Heights. I could be wrong.

  5. I hope the new owners search for historic views of this carriage house. I’m sure the original carriage openings were taller and grander and that there was another window on the second floor.
    A good restoration could transform this property into a showcase.

  6. Many city residents are grateful for the opportunity to not own a car but I think it is myopic to not consider the possibility of a purchaser who wants to live here AND wants to own a bunch of cars.

    I used to know a guy in Williamsburg who owned every model of one year of Cadillacs. He sure as heck didn’t park them on the street and move them twice a week for alternate side parking. Or how about the guy who bought the former Navy Yard commandant’s house, who has a driveway full of cars? It must be quite the challenging hobby in New York.
