This Romanesque Revival house at 878 President Street just hit the market and, man, is it a looker. The historic detail is amazing (check out that staircase!) and appears to be in great shape (but what happened to the front parlor mantel?). The house is currently configured as a two-family, so there’s some rental income from the garden-floor apartment to help take the edge off of the monthly payments that are associated with the asking price of $3,139,000. Hard not to feel jealous of this one!

    This is actually an issue for us as well. We live in PS partly for a community feel that many blocks have, but certain locations facing apartment buildings and on avenues diminish that. You also have to think about noise issues facing that many windows from a big building. (Noise is also also a personal consideration — love our current situation in a single family surrounded by single families.) Didn’t mention it because it seemed like an individual preference.

    Sure, I entertain more, but most of my friends know I shit and have heard a toilet flush before.

    I’m speaking of the kind of entertaining you seem to be suggesting where the mere thought of a toilet flush would send guests running back to Manhattan. I mean, really….if your friends are so opposed to hearing a toilet flushing, you might consider a new crop of friends.

    For the fancy dinner parties (rare, I’d think) keep the door closed and send them upstairs. It’s certainly not a make or break.

  3. The floorplan has the width of the house as 18ft but the width of the yard as 21ft. It’s unusual to loose 3 ft to the wall width, so which is it?

    I agree that the kitchen size is a real problem, because there’s no other obvious place to put one other than move it down to the garden floor or widen the exension. Not sure it makes sense at this price point to have to do that.

    Other than that, the pictures look nice, but it’s ultimately hard to say without going in person, as always.

  6. For the 2 times a year someone has a dinner party, they send the guests upstairs so shit. Even if the bathroom was around the corner from the dining room, people would prefer that anyhow in case they have a mishap.

    As for the ensuite master bath, it doesn’t bother me, especially because in this case the bathroom is literally right outside the door of the master bedroom. It’s an exaggeration to say running down the hall.

  7. I think I might LOVE this house. Saw it last night while perusing the Times listings and nearly swooned 🙂

    It is particularly exciting because there have been so few new listings of late. I think we’ll go take a look on Sunday.

    Minard, why so much money to repaint the dining room with a more pleasing color and to restore fireplace mantles?
