This Romanesque Revival house at 878 President Street just hit the market and, man, is it a looker. The historic detail is amazing (check out that staircase!) and appears to be in great shape (but what happened to the front parlor mantel?). The house is currently configured as a two-family, so there’s some rental income from the garden-floor apartment to help take the edge off of the monthly payments that are associated with the asking price of $3,139,000. Hard not to feel jealous of this one!

    It’s 2011. Resolve to ditch the late 90’s era photo dimensions and step up to something reasonably sized already. How about a pixel for every dollar of the asking price? Ask a 12-year-old how to do it. It’s time. Anything less looks silly.

  2. 946 President Street sold in November 2010 for $3,700,000 so this seller has taken into account the fact that it might need some upgrades to the kitchen and any other small modifications which the new owner may want. You could probably do new kitchen, new mantle and a complete repainting of the place for 100K.

  3. Funn that everyone is harping on the bathroom issue. In our old apt, we had the bathroom right off the living/dining room, and we had people over oftehn and it was a problem. Guests ALWAYS felt uncomfortable going to the bathroom during dinner. The fact that the bathroom in the new apt is down the hall, behing two closed doors, far away from the living areas, was a huge selling point (and our friends all comment on it).

    I agree – the main reason to live in the slope is to be surrounded by nice brownstones, with quiet streets and alot of light.

    And, alo, for that much $$, I would want a much better kitchen.

  4. $3 million is a magic number. I wish I had $3 million to blow on this house. One thing that would bother me would be the garbage issue which can be enormous. Big buildings produce lots of bags of garbage which sit and stink. I just don’t think that is a great selling point for a townhouse whether it be in Park Slope or Manhattan. The potential for noise facing all of those open windows is also a concern, especially if you have some inconsiderate neighbors, unless those don’t exist in Park Slope. I think you can take issue with a house in this price range, it is still a nice chunk of change. Regarding the wall issue- it looks like the wall is missing, along with the pocket doors or similar passage from the entrance hall to the parlor. It opens it up but defintely destroys some of the character, and I bet people in Kansas would agree.

  5. On the powder room, my partner and I are dealing with the issue right now. Our house has one in the very same location — jammed in a closet off the dining room. I would rather get rid of it and put it at the bottom of the stairs on the garden level. He wants it on the parlor floor. Anyone have any suggestions as to where else you could put one on the parlor floor? I’m at a loss.

    If they can’t make the flight of stairs into the bathroom, then they won’t be at this fake dinner party you suggest since they’d first need to climb the flight of stairs to get INSIDE the house.
