We’re liking everything about this new townhouse listing at 291 Hoyt Street except the kitchen and bathrooms. (Evidently this is technically Carroll Gardens not Boerum Hill.) The parlor floor and the bedrooms are extremely charming but given the work that will likely be done by the buyer and the fact that it’s not a large house (2,200 square feet), the asking price of $1,500,000 seems a little high to us. For the sake of comparison, the house traded back in 2007 for $1,295,000

Nomi, not sure… adds to the ‘Sybil’ aspects of this place for me. I think it is a full garden floor, based on the picture of the backyard looking toward the house…I shouldn’t say this, but the little flag on the wall of the kitchen added to my befuddlement. Can this possibly be the same house as that elegant, blue/gray parlor?
The wide angel lens can make things actually look narrower than they are, longer and narrower. It hard to tell from these pix whether a coffee table could fit in front of that couch. Obviously not with great comfort, and would have cluttered the photo more, but *could* be workable…. that room must be at least 11 feet wide. Should be enough for a coffee table at couch.
And, actually, same situation with the dining table. There IS a chair there on the side; it probably fits, again just not exactly luxuriously.
But also confused about the “basement.” Isn’t that a full garden floor? Looks like it from the exterior.
Yes, Noki, I’m not getting that “parlor” either. You may be right that it’s really a bedroom; the other shots if the parlor floor shows no place for that room. Plus, the trees out the window look like second floor height.

This was confusing for me. The Gowanus/Boerum Hill/Carroll Gardens address; the price adjustment UP to the tune of 2 hundred thousand in the years since the bubble burst; The apparently graceful, lovely, well-furnished ‘living room’ which turned out to be no indicator whatsoever to the rest of the house — and which I now believe to be the upstairs master bedroom, not the parlor living room… I don’t get it.

Well, you could throw a stone from the front stoop into the canal, so why not call it Gowanus?
Cons: narrow, short lot (66′), needs significant remodeling, zoned for PS 32
Pros: cute house, 2-family
I’m thinking it’s more of a $1.1-1.2M house than a $1.5M house. We’ll see.
