We’re liking everything about this new townhouse listing at 291 Hoyt Street except the kitchen and bathrooms. (Evidently this is technically Carroll Gardens not Boerum Hill.) The parlor floor and the bedrooms are extremely charming but given the work that will likely be done by the buyer and the fact that it’s not a large house (2,200 square feet), the asking price of $1,500,000 seems a little high to us. For the sake of comparison, the house traded back in 2007 for $1,295,000

  1. I went to the open house yesterday. The whole house has to be re-done. the top floor has 2 bedrooms, not very big and a tiny bathroom. What they are calling a 3rd bedroom is the old walk in closet to the 2nd bedroom. Absolutley BS. Very nice address, the house has potential. But asking 1.5 million, you will have to spend at least 100k on the inside to get it anyway decent. I’d bet they may get it too, but it’s not worth it and seems like the banks are behaving without any caution too …. wonder how you will feel if the dow craps out again and you have bought this place at 2007 prices …

  2. I don’t understand how someone would pay a fee (ANY FEE) to a broker who posted such terrible photos… Yes, the first picture is nice, but the rest are totally amateur and make the house look horrible. Someone said a Trailer/RV and I agree!

  3. The last time it moved was an estate sale. $1.6M to open was punished by the market with four price chops while it sat idle for 270 days.

    I’m expecting more of the same this time around.

    The new owners put down 495k, took out an 800K jumbo, and later a 50K HELOC. The latter may have been for a cosmetic facelift (if so, hard to see – more likely they just bought an SUV).

    Nothing special house with a horrid looking extension and tiny backyard. Location isn’t good at any level – near the canal, no mature trees on the street.

    Punished. That’s what this listing deserves.

  4. Didn’t I hear something about an economic collapse in the last couple of years? But this place is supposed to be worth 200K more than in 2007. Am I nuts or are the owners? Only time will tell.
