It’s hard not to have a huge crush on houses within the Warren Mews, and this new listing at 12 Warren Place is no exception. In fact, it’s one of the nicest looking of the skinny brick houses we’ve seen to date, with tastefully modern renovations alongside original details. Of course, it’s also the most expensive listing within the mews we’ve ever seen. The diminutive (though eminently charming) house is asking $1,295,000. (By comparison, 21 Warren Place sold for $925,000 in 2008.) Do you think this is remotely possible?

  1. Ringo, I think there are legal covenants for the Warren Mews that prevent people from making any changes like the ones you mentioned that would alter these houses, at least externally (making it look like Levittown).

  2. if my recollection of the code is correct, the small bedroom shown on the floor plan at 7′-0″ wide cannot legally be called a bedroom. must be minimum 8′-0″ wide to qualify as a bedroom.

  3. If money didn’t matter (and often times I think that MUST be the approach taken with much of Brooklyn real estate), I would love this little house!

    It’s a perfect size for a city house. And a great little garden.

  4. The difference is the carrying costs. And it’s also a house. You want to add c/a/c? Sure. You want to change your windows? Sure. You want to heat the place with some solar something.. up to you.

    Taxes still cheap too.

    But I like the Arches.

  5. I saw it last Sunday. It’s beautiful. As nicely done as can be. Every square inch of space used well. Great bathroom on the lowest level. But it is TINY. And even my broker thinks it’s way overpriced. You can get much bigger space for less money across the street at the Arches.
