It’s hard not to have a huge crush on houses within the Warren Mews, and this new listing at 12 Warren Place is no exception. In fact, it’s one of the nicest looking of the skinny brick houses we’ve seen to date, with tastefully modern renovations alongside original details. Of course, it’s also the most expensive listing within the mews we’ve ever seen. The diminutive (though eminently charming) house is asking $1,295,000. (By comparison, 21 Warren Place sold for $925,000 in 2008.) Do you think this is remotely possible?

am reading on propshark that 11 warren pl sold for $1.2 in 2006 and 14 warren pl sold for $1.2 in 2007.
So – be honest – if you owned this one which apparently shows really well – how much would you ask?
These are very nice looking on the outside as the whole entire complex around there is, but it would be perfect for a person just starting out, as they haven’t accumulated much stuff, but just starting out like who can afford a million.
Plus, seriously they really are small, a million could definetely buy something better……………….
CGar, when we looked at these houses the broker told us we could do these things. So maybe you can and maybe you can’t. There are rules certainly — dont think you can paint the outside pink. But I know of at least one of these homes that has no central heating at all. They rely on a fireplace and the kindness of their neighbors (this is an older resident who is made of hardier stock then the rest of us)
BH, it’s owned by the broker so there’s very little rational thought put into the price.

These Warren Place houses tend to do well, but I think the prospective buyer for this listing has one question to answer for themselves.
In the last couple years, other Warren Place houses have been listed at 849k, 899k, and 945k.
12 Warren Place is very nice, probably as good or better quality than any of the workingman cottages; but does it 37-53% premium over identical buildings on either side of it?
I am embarrassed to say that my car is bigger than this house.
It is picturesque, but I feel that because these houses were built for workers as a public gesture of noblese oblige, that they are a little mean-spirited. I mean, did they really have to be so tiny? Were they building them for Munchkins? Too bad the workers could not have formed a union and demanded a regular size house from Mr. White and Co.
They are cute but a tad patronizing.

Loads of people on the bottom end, and yet it is still at just about $1MM.
