houseEven without any photos of the interior, you can tell this 4-story Italianate brownstone on Adelphi Street in Fort Greene is the real deal. Currently configured as an owner’s duplex topped by two floor-through rentals, the property should spin off some nice income ($3,500 a month?). Of course, this is money you’ll need if you’re planning on paying the asking price of $2,249,000. This would have to be a record for a non-park block, we’d think. We’re not even sure if any 4-story brownstones on South Portland (the Gold Standard for the nabe) have gone for quite this much. The owners are getting the house on the market just in time, too–the glorious garden described in the listing may not show quite as well when this Indian Summer starts to fade. Potential buyers and neighboring snoops can take a look at the open house this Sunday from 1 to 3 pm.

  1. Nice details, but you’re not getting a terribly livable owner’s unit for that price–bathroom on a different floor from the bedroom, etc.
    And isn’t that an illegal bedroom in the 3rd floor unit?
    I’m guessing the salon chairs are collectibles, but who knows.

  2. Stuy Blkbutterflie, I see what you mean about the barber shop chair… odd. Hee, hee. A couple of odd things too, the radiator right beside the fireplace and the unfortunate loss of the full length parlour floor windows as mentioned by Roz. Though, I think all of the other remaining detail makes up for a lot of that. Check out the plaster and the mirrors over the fireplaces. The ceiling plaster is like that on many of the brownstones on that block of Adelphi.

  3. From the pics that are now up, it is does have nice details. Again, my only issue would be the school accross the street, though in my opinion and experience living near there, it is not a problem. Pretty high asking price as brownstoner noted. I’d be interested to see if they get it. The garden does look nice, ready for someone with a green thumb to do some work.

    There is a house on this block that cut down a beautiful wysteria (sp?) vine that grew up the front of the building up to the roof. They cut it down a few years ago. I was so sad they did it. It was beautiful. Wysteria does not damage stone, rather you must have it grow up a wire or rope. Not sure why they cut it down. You can still see the vine’s stump grown around the stoop railing. Is that the same house? Anyone know?

I’m not sure if this is a silly question (even though my kindergarten teacher told me there’s no such thing) but is it me or does the 5th picture look as if this is a hair salon or something? the chair and the mannequins look strangely familiar, like those adjustable height chairs from a barber shop or something. maybe this was used as a residence/business. just wondering…

  5. Yikes, at $2.25m they better move this puppy fast before that slow hissing from the deflating RE bubble turns into a loud pop. The interior certainly has lots of classic features but it doesn’t look especially fabulous beyond that and haven’t those front parlor windows been altered? From both the interior and exterior shots, they look to be less than full height. The garden isn’t blowing me away either. If these sound like quibbles, wouldn’t any buyer thinking of spending this much money be looking for something very close to perfection?
