Of course, this is money you’ll need if you’re planning on paying the asking price of $2,249,000. This would have to be a record for a non-park block, we’d think. We’re not even sure if any 4-story brownstones on South Portland (the Gold Standard for the nabe) have gone for quite this much. The owners are getting the house on the market just in time, too–the glorious garden described in the listing may not show quite as well when this Indian Summer starts to fade. Potential buyers and neighboring snoops can take a look at the open house this Sunday from 1 to 3 pm.

Parlor floor details and 22ft width are worth their weight in gold.
Floor plan / use of space could be altered.
Personally I would put 3 bedrooms on the ground floor (2 in back, one in the front and 2 bathrooms in the middle.) I would add an extension on the parlor floor for the kitchen and 1/2 bath.
I say drop it to $1.8 and it will be sold right away.
It really doesn’t surprise me that you can get $2M for a prime building in Fort Greene, but I would expect it to either be huge (i.e. Ros Huebener’s place, which by the way needed a good bit of work despite the price tag) or to be closer to “mint” condition. This place is large, but is a standard townhouse size. Plus, the previous poster is correct, the owner’s duplex is only a one bedroom. I think it is a great townhouse, but the price point is a bit high I think since many people would want to redo the kitchen and or reconfigure the apartment/floor layout, maybe use it as a 2 or 3 family.

I knew the first 2mil sellers in Ft Greene, it was the house on the corner of S. Portland and Lafayette. But that house is huge and beautiful and on a corner and very close to the park. Plus Roz Heubner bought it — potentially to fuel the flames in the neighborhood. She sure did start a fire.
It blows my mind that “regular” properties are breaking the 2 mil mark now.
3rd floor ‘bedroom’ not illegal – Just not a bedroom with a window. Railroad style apt.
I would think this place needs work – even in present usage of duplex and 2 rentals.
I mean – thats quite a bit of money to have just a 1/2 bath off your bedroom. Gotta go downstairs to shower in the morning.
And kitchen not what I call high-end.
Yes, the lower level does look a bit peculiar-what is it currently used as?
I think the facade of the house and the parlor trim is what’s making admirers drool.
That being said, you can place your furniture wherever you want… 🙂
There’s nothing “illegal” about the third floor “bedroom”. I think what katy is referring to is that when you describe a room as a bedroom, it is supposed to have a window, from what I understand. Semantics really. The floorplan could just interchange the “living room” and “bedroom” labels for the third floor unit if needed.
The room they’ve labeled “bedroom” in the 3rd floor rental unit does not, so far as I can tell, have a window. I was under the impression that was illegal.
