We’re not even sure if any 4-story brownstones on South Portland (the Gold Standard for the nabe) have gone for quite this much. The owners are getting the house on the market just in time, too–the glorious garden described in the listing may not show quite as well when this Indian Summer starts to fade. Potential buyers and neighboring snoops can take a look at the open house this Sunday from 1 to 3 pm.

Not a chance. In fact, we’ve never even been offered a kick-back by a broker. If you think there’s a positive bias, it’s because we tend to look for houses as if we were in the market for one. Naturally we’re going to end up focusing on ones that we something positive in. There certainly is no shortage of paranoid conspiracy theorists out there! But as we’ve said before, if you’er so bothered by what we write, why even visit the site? No one’s got a gun to your head.

Great house, great block, with all the Real Estate Bubble talk, this looks like a sound purchase. Location-Size-Income!!
Come on Brownstoner, who are you kidding? Can you try a little harder to drum up sales commissions under the guise of “just my opinion” neutrality. We can all read between the lines. Question: When is the last time Brownstoner didn’t pad its sales talk with the qualifier “they seem to be asking a lot BUT….” Highly questionable conduct.
I just had another look at the minsky dekalb ave listing. It has a central staircase so the rooms would not be narrowed by the staircase. Unless something’s wrong with that place, or you don’t like walking up stairs, I think the Dekalb Avenue property looks promising. BTW, I am not a broker or a friend of Minsky or the owner, just a brownstone obsessed geek who lives in Clinton Hill.

Actually, an interesting and potentially good listing is Minsky’s (Corcoran) listing on Dekalb between Cumberland and South Portland. It’s on the park but it is busy Dekalb, and it is a narrow house. But again, the location on the park is a big draw. Looks like it is a narrow house. You’d get a narrow quaduplex with a ground floor rental (5 stories total I guess). At $1.49 it might be worth a look just for the location.
True, 22 feet wide is a good selling point. It would cost a bit to bring the duplex up to scratch though from a layout, kitchen and bath perspective though, so you’d have to factor that in. You could live in one of the units while the work was being done and rent the other unit in the meantime though.

Personally I would put 3 bedrooms on the ground floor (2 in back, one in the front and 2 bathrooms
in the middle.) I would add an extension on the
parlor floor for the kitchen and 1/2 bath.
