House of the Day: Park Living at a Discount
What’s up with this place? Doesn’t $1.6 million for a 4-story brownstone on the Fort Greene Park seem suspiciously cheap. We can only assume that it’s right off Myrtle Avenue. Still, compared to yesterday’s $1.69 million listing on South 1st Street in Williamsburg, this looks mighty good. But then again, maybe we’re being blinded by…

Overpriced relative to what? If you are saying the whole brownstone Brooklyn market is overpriced, that’s one thing. But FG is still a lot cheaper than Park Slope, (and Cobble Hill, Dumbo, Brooklyn Heights.) Clinton Hill is cheaper than Prospect Heights. Anyone who has the funds to choose their favorite neighborhood may not end up in FG or CH. But not everyone can spend $2M+ on a brownstone. Yes, there is Bed-Stuy and Crown Heights, and by comparison FG and CH are more expensive. Is that because BS and CHeights are ‘undiscovered’? I doubt it. More like the market sees them as somewhat less desirable and sets prices accordingly.
What a silly comment from the last poster. Everyone has been buying, the architecture and neighborhood are great, not sure what is laughable. You either don’t live here or rent and are bitter that the prices are too high for you to buy in. If it is neither of the above, then what do you care?
Fort Greene/Clinton Hill is laughably over-priced anyway.
The public outcry of tearing down NYCHA housing projects would be enormous. Don’t believe the real estate brokers who are promoting this fairy tale. It is not going to happen.
Give it up, people. Those projects aren’t going anywhere.
City Planning’s Downtown Brooklyn study was for some rezoning in the downtown area, and it passed already. Will have no impact on the housing projects.
Sorry browngirl, but I can give as much info as my newborn will let me type. But please let us know if you come across anything. I’d heard what you had mentioned back in the councilman James Davis days. Maybe it pertained to development around those projects & the displacement of its residents? But I have not heard much on that project recently.
anonymous @10:02, thanks. the info is there i guess you have to look for it, huh?
i’ll take some time to review it, but for others:

on the left there’s a tab that says projects/proposals, click on the brooklyn proposals.
I think the fact that the services & amenities of FG/CH are spread out over different sections & not on 1 or 2 main thorough fares like 5th or 7th aves in PS, contributes to the idea that they are lacking. Myrtle Ave revitalization has a great site listing all that is available (http://www.myrtleavenue.org/). I’m once the Fulton Area Business assoc will also have something similar. Pratt Area Comm Council also needs to provides such a listing for DeKalb services. So Roz, the services & amenities are here, one just needs to know where to go for them.
I disagree re FG/CH amenities. There are plenty of grocery stores, restaurants, hardware stores, transportation, Freshdirect. I think the base is there. It will be great for it to continue to grow, but basic services are available.
Yes, schools definitely need improvement, but I do not think there is a lack of services (though more are always welcome).
As to prices going down at some point, probably will happen, or at least go flat, due to rising interest rates.
