Given where the market is these days, though, it’s unclear to us whether this price is achievable. Six months ago? Probably. Today? We’ll see. It’s a plug-and-play solution that just might make the right buyer step up to the plate. We shall see.

  1. Kudos Brownstoner for keeping it real! You guys usually seem to endorse whatever crazy price is listed. I’ve lived in Brooklyn for 35 years and still can’t figure out how it’s worth it to buy a $2MM+ brownstone.

  2. We looked at this house (unrenovated) in about 2002-3, when it was being offered for–no joke–around 875k. The renovation is gorgeous, but not sure it’s one and a half million dollars more gorgeous than it was a few years ago. (Though I do remember thinking that the garden floor kitchen, pre-reno, was one of the ugliest things I’d ever seen.) Readers might also note that some of the “original details” (fireplace mantles, etc.) were added as part of the reno. In the end, we went for a 4 story “wreck” up the block, because we needed rental income from 2 apt’s, not 1. Still, 368 would have been a great deal at that price.

  3. While it is traditional to have a kitchen downstairs, it’s not traditional to have the ground floor as a combination of a kitchen/dining room + a bedroom. It would usually be something like a more open family room.

    May not be your preference but works fine for people that can afford this house.
    Warburg is high-end realtor – and if you ever read the NYTimes you’d see their large ads.

  5. F* that. 2.5 mil for a mere what? …3000-4000 sq.ft.?

    You can get a full acre horse property in coastal Southern Cali with a 5000 s.f. home on it for that or less.

    Let’s face it, Brooklyn is a shithole, those prices are RIDICULOUS.
