Even though $1.395 million is a lot of dough for Lefferts Manor we think this new listing won’t even be around to see the fireworks next week. If you’re into period perfection this place will knock your socks off. (On the flip side, if you’re not, it’ll make you gag.) It’s got the full monty: parquet floors, carved wood paneling, leaded stained glass. The 20-foot detached house sits on a 37-foot-wide lot on the neighborhood’s (arguably) best block. For $100,000 less, we think this is looking like a better buy than 68 Midwood despite the latter’s many positive attributes. Think we’ve got that right?

Deja vu! About 3 weeks ago 251 Lincoln Road was in the open house picks and all of the PLG contingent wrote that the listing price of $1.149M was totally reasonable and that the house would sell soon at asking. About a week ago, the price was reduced $100,000 to $1.049M.
I understand people wanting to support their area, but some of the PLG posters seem to act like volunteer realtors trying to inflate prices in their area. It’s annoying.
I looked at 38 Rutland and the leak wasn’t a big deal at all. That was not at all a factor in our decision to pass on the place. We just decided we didn’t want to be that close to Flatbush or on that block.
As for 30 Midwood, I didn’t see it but I heard it was completely renovated top-to-bottom. That’s worth a lot. I’m not an expert, but we’ve see a number of places in PLG and other parts of Brooklyn, and have actually gotten to know other people looking. I’d bet that this place sells for well under asking–but still more than I’m willing to spend!
As for the Staten Island post issue, I agree that information on other areas is totally welcome. We’re also looking at a number of areas throughout the NY region and I judge Brooklyn properties against those I’ve seen elsewhere.
I have always marveled at this style of house in particular on Midwood I. Given its striking facade with the partial bay front, the intriguing covered stone porch and the very much coveted driveway and 2-car garage, this kind of house strikes me as being rather special. Now, I’m seeing the pristine interior detail of #77, and I’m even more impressed. I agree with Anon 6:17: Whoever lands this house will be lucky! And, FWIW, I think it will go for its asking price or very close to it.
What do you all mean you can’t get past the decor ? The decor doesn’t come with the house, it get’s packed up in a moving van and goes with the old owners. You get the four walls, roof and the land. If you don’t like this style then friggin’ move along nothing to see here.
But if you like this style, and you have the $$$ then this is you lucky day.
30 Midwood closed on March 1st for $1.37 million. It’s similar in size to this property, but doesn’t have parking.
I heard as well that 38 Rutland had leaks that persisted and decreased the value of the place. I also heard the sellers were in contract for another property. There is nothing worse for a seller than to be forced to sell a place with a leaky roof! That said, they got $1.2M which is pretty good considering all the mitigating factors.
Also, didn’t a Midwod St property close for nearly $1.4M two months ago?

38 Rutland had damage from a leak, but the roof had been replaced since the leak. It also had all new mechanicals and new electrical wiring–which none of these other “top-of-the-line Lefferts Manor” listings have. And fixing water damage is a lot cheaper than replacing wiring, boilers, etc. So, I’d say 38 rutland is an excellent yardstick.
Not to mention that 38 Rutland is the only one that has actually sold recently, so there is nothing else to compare listings to.
For those pontificating about the Rutland Road house which sold for $1.2M – I heard it had water damage and waterproofing issues that had to be addressed by the buyers. That’s why it only sold for that amount. It’s not a good yardstick against which to measure top-of-the-line Leffers Manor homes. Meanwhile, whoever buys this house will be one lucky bastard one day!
