Even though $1.395 million is a lot of dough for Lefferts Manor we think this new listing won’t even be around to see the fireworks next week. If you’re into period perfection this place will knock your socks off. (On the flip side, if you’re not, it’ll make you gag.) It’s got the full monty: parquet floors, carved wood paneling, leaded stained glass. The 20-foot detached house sits on a 37-foot-wide lot on the neighborhood’s (arguably) best block. For $100,000 less, we think this is looking like a better buy than 68 Midwood despite the latter’s many positive attributes. Think we’ve got that right?

  1. This is a lovely house (although the walpaper and decor is horrific) on a lovely block. The price seems too high, considering that the only higher-priced home to sell recently in the area was 38 Rutland. That was a renovated 4 story and sold for 1.2M. This is much smaller. But this is nicer and on a much more desireable block (and that one was too close to Flatbush), so I think this should be worth more than 38 Rutland–but not 200K more. Everything in the area over 1M has been reduced by at least 100K after being listed, so I’m quite sure this one will sit and be reduced as well.

    As for comparisons to 68 Midwood, that is to me a much grander house. On the other hand, I prefer the layout of living/dinning/kitchen on one floor that this house has. But 68 has a great backyard and this one has practically none–which is a deal-breaker for me.

    You’re house seemed like a very good deal until I realized that there is no off-street parking. You’re on a 59 x 120 lot – put in a driveway for goodness sake! I think you could sell this house very quickly for a lot more money if you put in off-street parking.

    Beautiful house, in a great setting. I went on the Mud Lane Soc.house tour a few years ago and was very impressed. However, at about 700 sq. ft.larger than 77 Midwood, it certainly doesn’t have twice the space–its about 25% larger–about the same as 68 Midwood.

    When I was looking for a house in the ’70s we looked at a lot of Victorians in SI. The first house we really fell in love with was a Victorian in (IIRC) Ft. Wadsworth. FWIW, when it came time to make a decision, we realized we didn’t want to leave Brooklyn and stopped looking in Staten Island. YRMV.

    Hard to say. #68 is considerably larger (3752 v. 2828 sq. ft., but #77 has a large driveway and garage (Property Shark says no garage, but they’re wrong).

    They’re both great houses on my personal favorite Lefferts Manor block. “Yer pays yer money and yer takes yer cherce.”

  5. I used to live on Staten Island, and I know the area that Dustball’s house is located. It is a great location – close to restaurants, the Muddy Cup cafe, the ferry, etc. This is the part of SI that many Manhattanites and Brooklynites are moving to.

    Having said that, I think it is inappropriate for Dustball to post this so often here. This is a Brooklyn blog! Dustball should use a little more creativity and find other places to advertise his house.

  6. Dustball, you’re really pushing that Staten Island house. You’re obviously the owner or friend of the owner. It’s a lovely house, but it’s on Staten Island. Not too many people with S.I. at the top of their list around here.
