It’s got the full monty: parquet floors, carved wood paneling, leaded stained glass. The 20-foot detached house sits on a 37-foot-wide lot on the neighborhood’s (arguably) best block. For $100,000 less, we think this is looking like a better buy than 68 Midwood despite the latter’s many positive attributes. Think we’ve got that right?

If PLG was a predominantly white, ungentrified neighborhood (like Carroll Gardens once was), do you think people would even blink about paying $1.5M for one of its fabulous townhouses? No – I’m sure they’d be extolling the virtues of the neighborhood’s architecture, historic district, tree lined streets, Prospect Park, and express trains to Manhattan.

As for Carroll Gardens, I remember when I rented an apartment on first place (because I could walk to the Heights) and everyone was horrified that I’d live “down there with all virgin mary statues.” Class prejudice and snobbishness play a far greater role than “pigmentation,” but neither are as powerful as location.
