Even though $1.395 million is a lot of dough for Lefferts Manor we think this new listing won’t even be around to see the fireworks next week. If you’re into period perfection this place will knock your socks off. (On the flip side, if you’re not, it’ll make you gag.) It’s got the full monty: parquet floors, carved wood paneling, leaded stained glass. The 20-foot detached house sits on a 37-foot-wide lot on the neighborhood’s (arguably) best block. For $100,000 less, we think this is looking like a better buy than 68 Midwood despite the latter’s many positive attributes. Think we’ve got that right?

There is no reason why Boerum Hill shouldn’t have gentrified BEFORE Caroll Gardens, and around the same time as Cobble Hill. Like I said, I watched gentrification happen.
And by the way, I’m Italian and my father had a masonry company. I don’t think that makes me prejudiced. It just makes me knowledgeable.

I was born here and never left, so perhaps I can see the bigger picture than you newcomers. CG and BH gentrified on the same track. I looked at houses in both areas about 10 years ago and those in BH were actually more expensive than those on second and third place. You’re just seeing what you want to see, ED. Comments like yours about the stucco show how deep the prejudice against many “white” people is. (No, I’m a yid).

I’ve been in Brooklyn for more than 15 years. And I watched Carroll Gardens gentrify BEFORE Boerum Hill and Fort Greene (which are closer to both Brooklyn Heights and Manahttan). Let’s not try to rewrite history.
Yes, gentrification branches out from a single spot. But it has a funny way of dancing around the black neighborhoods.
Meanwhile, not only do I think prices in PLG would be higher if working class italians dominated the neighborhood (provided they didn’t stucco all the historic facades), I also think the nabe would gentrify VERY quickly. To me, this is so obvious that I can’t believe we’re even arguing the point.
Is anyone else thinking what I’m thinking?

Ed, how long have you been in Brooklyn? People refused to pay much for Carroll Gardens for decades after the Heights and Cobble Hill were completely gentrified. Prices in CG were less than half of those in CH ad probably a quarter of those in BH throughout the ’80’s and 90’s. Why? Becuase it was further away and because it was full of working class italians. If PLG had a working-class Italian community but no amenities prices would be no higher than they are. But if it were next to the slope or the heights, they would be far higher.
