For under $900 a square foot, this presents decent value we’d think. Anything we’re missing?

I am anon 2:25- I realize that the 850k Mortgage is not the purchase price. I’m trying to understand where the conversation started about this house selling for under a million bucks 4 years ago came from. Clearly, based on Prop. records, it did not.

As far as commutes go, I live in Clinton Hill, close to the C line, an it literally takes me 20 minutes, door to door (home to office) near Wall Street. I don’t think Clinton Hill will ever, on average, exceed Brooklyn Heights in terms of property values though.
All I can see on Propertyshark is that 5 years ago a MORTGAGE was taken out in the amount of 850K. Where is this 2 million less number coming from? I think somebody may have misread the ownership records.
the commute’s a biggie, but that aside — and I work from home, so I’m putting it aside — the Slope has always had more charm in my books. Not boxed in by lots of big buildings, close to the museum, park, BBG, and it feels like Bklyn — a plus in my books. And, while PS is no picnic, parking is a bitch bitch bitch in BH.
All in all, I vote for Clinton Hill!
Pissing contests aside (fine, BH is more expensive than PS, thank God or I wdn’t be able to live here), I still don’t believe this house was selling for $2M less 4 years ago, unless there is an active poltergeist.
you need a new bank. there are about 45 in cobble hill. why not use one of those?
@1:25PM, I live in Cobble Hill and the closest ATM for my bank to me is at Grand Army Plaza. The commute from Wall Street to there is at least 20 minutes longer via Bourough Hall. It might be nice to bypass downtown Brooklyn, but a lot of people like BH because of the short (less than 30 minutes) commute to downtown.
As for all those that complain about the noise at the BQE, I live right near it (~1 block or so) and I have to strain to hear it at night. I bet the traffic on Flatbush or Atlantic is probably just as loud as the BQE. And on some of the streets (between Clinton and Henry), you probably can’t even hear it at all.
Dear 1:40, as a PS rez, I have to say that’s a nice idea, but get real. The heights has a blue-blood enclave aura that no other brooklyn hood has. As my heights friend once said, “it just doesn’t feel at all like Brooklyn here.” And that was a major plus for her. Given’s it’s small size, it’s aura, it’s historical desirability, and it’s nearness to the amenities of Dumbo and Cobble Hill, it’ll always be the priceies place in the borough.
