We don’t know from Bay Ridge but this listing piqued our interest. It’s rare in other parts of brownstone Brooklyn to find this kind of architectural uniformity (South Portland in Fort Greene comes to mind) in such well-preserved condition. And while we could do without some of the stained glass and frilly design touches, the house looks to be in excellent shape. Maybe we haven’t been paying close enough attention but we thought these three-story houses in Bay Ridge and Sunset Park were supposed to still be in the $800,000 to $850,000 range? Has the market moved on us or are we just clueless?

  1. what are typical limestone prices these days in bay ridge? it sounds from prior posts as if 850 is kind of the current price for a limestone but does that assume that work will be needed, since these houses are usually older and older houses need work? or does the 850 include seller making basic repairs?

  2. Ummm…Cars are a pain in this city but sometimes it’s good to have one. Like say, if you ever want to go on a road trip, move furniture, go to Williamsburg when you live in Bay Ridge and don’t want to spend over half of the outing underground, etc.

    I’m picking up my brand new Hummer tomorrow – the big one. It’s huge and only gets like 5.0 mpg in the city. I don’t really need a car, I live only a 1/2 block to the subway. But, driving around is so much more fun. Is that really wrong of me?

    My poverty is so abject that I can’t afford a car, so I need therapy (if I can afford it)?

    What has driven me to these depths of despair?

    Is it the stress of my poverty? My constant pining for a car? My sore knees from all the biking? Maybe it’s my demented mind that sees the sharp costs that motor vehicles impose on city residents?

    Cars are fine, even essential, in many parts of this country, but they are no longer socially appropriate in New York City.

  7. I moved to Bay Ridge 1.5 years ago and paid 725K for a Limestoner apox same size, which I like more than this house (more modern/less detail/more light/less frilly, etc).

    There are some buildings like this one and mine that sell/sold for 800-850 maybe more, but many are not selling (yet….for example this crazy overpriced offering from BHS http://www.bhsbrooklyn.com/detail.asp?id=459116 ), a couple housse on 78th st 850 range Limestoners are sitting for months, a tiny insanely overpriced place on 75th at 1MM+ etc

    I would be happy for all if this sells for anywhere near asking, but I will not bet on it (I would not give them 850K for it)…..
