Hey, this whole FSBO thing seems to be catching on! We were sent the link to the site for 15 Lefferts Place, a lovely four-story brownstone just East of Grand Avenue. The house, which is configured as a owner’s triplex over a rental simplex, appears to have a decent amount of detail. There are some more modern elements, including the kitchen, which appears to be very nice, and some new doors that are trying to look old but not cutting it (a little pet peeve of ours). The rental apartment has some charming original floorboards and the skylight at the top of the stairwell is one of those beautiful oval babies. The front parlor, with pier mirror and floor-to-ceiling wood windows looks like a winner. The price–$1.495 million–is exactly what we would have expected and we bet they’ll come pretty darn close to getting it.

  1. bstoner, have you ever considered offering a fsbo tool and site, like My Brownstone, but for a fee? win-win for all, right? well-target audience for fsbos, and you get closer to making the site self-supporting.

  2. How is it that questioning why someone would pay 1.5 million for a house in a borderline area with few amenities is deemed to be somehow outrageous and “baiting”??? That is sick. No, I did not write the above post, and thankfully was actually busy working during the last week and did not post in those dicussions. I’m just one of the sane minority who question spending loads of money on borderline areas, especially in the current market. Call me crazy.

  3. it’s no flip. this is the real deal. every house on this block is in good shape and the lefferts community is a proud one. if it wasn’t so damn bloody expensive i’d buy it myself. check it

  4. Beautiful house, and the extra wideness of it is really, really nice, location or not.

    The floorplans look like old Corcoran ones with a little cutting and pasting — perhaps this is a flip?
