We’ve discussed before how difficult we think it is to predict how some of the higher-priced houses in the higher-priced nabes will sell. This lovely “British Regency with Federal Style” mansion on First Street between 8th Avenue and Prospect Park West probably falls in that category. The house was built in 1915 for the builder of this row of similar houses. What’s not to like? (Well, we could point to a couple things like the kitchen cabinets and a little overkill on the dining room walls, but this is no Columbia Heights overkill.) Point being this place is large, pristine and in the right place. If one had to quibble, the yard is a bit on the small side. Anyway, it’s a looker–the question is will there be takers at $3.295 million. It’s only been on the market for a little over a week, so it’s too soon to tell.

  1. There is at least one high-profile “top-level” IBer who has lived in PS for many years. I am certainly not going to out him, but there are many, many people in the financial industry at the MD level or lower who live in PS.

  2. Where does the bashing come from? Trying to compare neighborhoods, or even houses, is like trying to compare cars. Very few people truly need off-road capability, or need to accelerate from zero to sixty in under 6 seconds. And the allure for some is the status badge on the hood. Some peope view all this with a kind of reverse snobbery, as if to say, I am superior because my Honda gets me where I need to go just fine and you people with the BMW’s (assumed to be rich snobs) are wasting your money. This is usually followed up with a critique of how the Honda is so superior to the BMW, and a much more sensible choice. But, how is it that the Honda owner (or renter) is such an expert on luxury cars. Because secretly, he covets that which is beyond his reach, even while publicly disparaging it.

  3. Yeah, why would a little broker like Townsley have this listing?? Doesn’t make much sense to me.. The price is high as the last two houses on First Street (much larger) sold just over $3mil..

  4. This house will sell, however, the price is a little aggressive for the width.. Two houses, both much larger have recently sold just over $3mil.. My gut is the $2.6 to $2.7 mil. range.. There are a number of law partners looking to buy but the width on this is the biggest drawback..

    The broker handling the sale does not have the draw to get the proper people in.. This listing should either be brokered by Brown Harris Stevens or by Corcoran.. not by Townsley and Gay.. they don’t have the reach.. doigdnorker

  5. The Park Slope envy on this board can be cut with a knife. Gotta love it!

    True, we are all somewhat guilty as we look for flaws. It’s a great nabe, but so is Cobble Hill, carroll Gardens, however,the Slope is much bigger so it gets picked on more.

  6. i don’t think it’s PS envy. I think the PSers sometimes come off as a little smug– sort of like manhattanites– assuming that everyone else wishes we were in your shoes, if only we could afford them….
