This one seems to be a pretty solid listing: Nice 4-story brick in central Fort Greene asking just under $1.7 million. The parlor floor looks great and it appears that the kitchen has a deck off it, in addition to the standard yard. And the price seems about right, too, especially given the fact that there’s $3,500-$4,000 of rental income from the top two units. If we had to nitpick, we’d only point out how cramped and oddly built-out the rentals look. But, given the location, we doubt finding tenants will be a problem. We bet this sells for $1.65 within a couple of weeks.

I second the poor quality photos rant and add that the floorplan is almost unreadable because of poor copying. Assuming a 5% commission perhaps split to 2.5%, they’ll see about 40k for their quickie setup. It’s hard to get good service. When we sold our place I took the pictures and did the floorplan for posting. I think it is the only way to go.

7:24 pm, yes, I agree. That’s why I said, “show me the house for $2 mil on the park”. And pretty much all these places need another half million renovation.
I agree 7.27. For the price of the places, the brokers don’t always do the best job. Guess they are selling themselves so they don’t have to.
I’m sorry, I can’t get beyond those photos. Why can’t brokers swing for professional photographers or learn how to do it themselves if they’re too cheap to hire a pro? Man, I’d be pissed if I was paying fees on $1.7 and the agent shot the back of my tv set with wires hanging out. And is that an unmade bed I see on the bottom left? Ok, that’s my rant for today.
Actually, the one I remembered as $1.85 was listed at 1.975 and went quickly, for over asking if I remember correctly from A&H (I was looking at the time too). The last row house on FG park – a 4 family close to Myrtle and the projects listed for $1.6million. I understood it needed work and the location was not great. That freestanding frame house on Clinton between Park and Myrtle was listed at $2.1 million and went quickly. My point is, the prices are very high just a year or so ago and don’t seem to have come down, just gone up a little more.
The townhouse on the corner of South Portland and Lafayette (not on the Park but huge – but needed work) went for over $2million in late 2004 or early 2005. I think Roslyn Huebener of Aguayo and Huebener bought it.
The large place on the corner of South Portland and Dekalb (which is on the Park, though a busier street than Cumberland/Washington Park) is on the market for over $3million. Who knows if they will get it. I think a place on Cumberland facing FG Park went for $1.85 a little over a year ago.
Show me that $2 m place on the park. PLEASE!
5.45pm. “drop a lot” is relative. Over $2million in a big place on the park versus $1.7 million or more on Clermont or some other non-park block – still big bucks.
