This glorious architectural specimen in Stuyvesant Heights has it all going on–5,000 square feet of wood-paneling, parquet floors and stained glass. The first viewing is at today’s open house (quick, you’ve got about half an hour to get over there!) though you’ll get another chance on Sunday. It’s currently configured as a two-family with the rental apartment on the top floor. The pictures tell the story–our only question is what kind of comps are there for this place? $1.2 million does not sound outlandish to us for the quality and location. What do people think?

  1. This will go in a second. Especially when you factor in the rental possibility. This is choice Bed-Stuy. There are big differences in location in Bed-Stuy and this one is a gem. I lost out in a bidding war last summer on the Bed-Stuy/Clinton Hill border for a brownstone that was not nearly as nice as this one, further distance to local subway, and it went for a price close to this one. Wound up elsewhere, but if I had to do it all again, I would be all over this one.

  2. The house that sold across the street (corner property at 391 Stuyvesant) is really not a good comp because it was sold in an estate sale for far below market value ($975k). It was on the market for just one day. It’s huge. 20×65 on three full floors plus a huge basement with windows, though not counted in sq. footage. Purchaser bought property along with all the antique furniture. That house has had but two owners in the past 100 years so the poster was correct in pointing out that Stuyvesant Avenue limestones rarely if ever come onto the market. This property will easily fetch $1.2m if not more. It’s on one of the most beautiful blocks in all of Brooklyn.

  3. I bet they’ll get their asking price. It’s a great, big place on a great block.
    You guys yapping about their gas bill are just haters. If I offered you an extra room or apartment or X-square feet of living space would you honestly turn it down because you have to heat it? Of course not.

  4. This house is in the ghetto! Someone is going to pay $1.2MM for the place and commute to and from work every day via the Utica Ave station on the A train? Take a car service across Brooklyn every time they get a hankering for something other than fried chicken or chinese food?

    I don’t think so.

  5. It seems to be somewhat an exageration.
    called 20′ x 60′ when part of that 60′ is extension not full width of lot.
    And calling all the ‘english basement’ as sq footage….when seems only partial would be legal living space (mechanicals are on that level).
    But it is big.
    Last sale was in 2002. No sale price listed.

  6. I don’t think the broker is lying about the square feet–I think she is including the basement. Which I think is a totally b.s. thing to do.

    As for 575K 2 years ago–unless it has been renovated since then, that shows how silly 1.2m is. Prices have NOT gone up 100% in 2 years. As a home owner, I wish they had. But they haven’t.
