houseA reader flagged this classic brownstone for us–and with good reason. The five-story house has wonderful details on the inside as well as out. We’re loving the mansard roof and original iron fence that encloses what looks to be a fairly large front yard with set-back stoop. Despite being outside of the Clinton Hill Historic District, this block is extremely well maintained, particularly on the northern side of the street. Given that four-story houses in the area tend to go for between $1.35 million and $1.45 million, this feels very solidly priced to us. (Full disclosure: We own a very similar 5-story house only a couple of blocks away.)

  1. my husband and i actually went to the open house last weekend! the place was gorgeous! very well kept and managed. looked like a co-op building because the rentals were in spectacular condition (new kits and baths plus flrs) and the common areas were well furnished and decorated. it was a little too rich for us but given the rental income. it could be a very good deal if you can afford the downpayment, especially if the area continues to grow. there is also a beautiful yellow victorian home down the block on the market for $2.5m (ny times)!!

  2. As a long term investment, I think the price is not too crazy – especially with all of the potential rental income. Who buys a house of this size to live in for a couple of years anyway?

  3. Seems high for the location. And note, only 5 photos at the Corcoran site. They don’t usually do that just because their digital camera ran out of batteries. At least makes me suspicious.

    Hal may be right, but if I were a buyer, I’d keep in mind that I’m buying the house *today,* not 3 years from now. To pay on the basis of hoped-for appreciation/improvements in the neighborhood is the definition of speculation.

  4. Very handsome house. I tend to agree that the price seems high *today*. In a few years, some professional basketball player will (imho) be paying somewhere between two and three million.

    But I could be dyslexic! 😉

  5. I think the house is gorgeous, and well priced, too. In a great neighborhood like Clinton Hill, someone will do very well financially by buying it and keeping it a few years. In the mean time, they will get an absolutely awesome place to live.

  6. It is nice to see it has a cornis. Most of five stories in this area are second empire style with mansard roof and cornis between.
    Unfortunately most of them have lost cornises. There are rows of mansard roof 5 stories no cornis brownstones on Washington ave.
    It is refreshing to see one.
    I think it is priced correctly. Leffers place a cute street cut of by a little depressing Fulton and Atlantic if it is in good shape it would easily bring 1.9 in FG.

  7. Lots of rental income to offset the huge mortgage most folks would be carrying but frankly $1.649m still seems high for the location. Lefferts Place is a little bit “in-betweeny”. Not prime Clinton Hill and not Prospect Heights either. At least it’s closer to the subway than some CH addresses.
