houseA reader flagged this classic brownstone for us–and with good reason. The five-story house has wonderful details on the inside as well as out. We’re loving the mansard roof and original iron fence that encloses what looks to be a fairly large front yard with set-back stoop. Despite being outside of the Clinton Hill Historic District, this block is extremely well maintained, particularly on the northern side of the street. Given that four-story houses in the area tend to go for between $1.35 million and $1.45 million, this feels very solidly priced to us. (Full disclosure: We own a very similar 5-story house only a couple of blocks away.)

  1. We looked at the lefferts house.
    Basically the problems are that
    a) you have a nasty project across the street
    b) there is another project down the street
    c) fulton is still a hole
    d) the aroma from the white castle just behind the yellow house is none too pleasant
    e) the abandoned lot (next to the aforementioned white castle) is a rat breeding ground.

    We worked out the economics, and there is no realistic way to make the deal work at the current price.

  2. a friend of mine had a similar layout and she relocated the 1/2 bath to the parlor level common space next to the stairs. it worked very well b/c she was able to expand the kitchen by almost five feet. with that being said, this is a very handsome house. i love the original cornice and the capital cresting on the roof – very few homes with these features. the newel posts are also quite attractive. the front doors? absolutely beautiful! the property is either owned by a preservationist or is the product of an excellent restoration effort. i agree with the earlier post, it might be little too high for location albeit with promising potential. if center FG or CH, this would easily fetch $1.9-$2M…..

  3. I saw the yellow victorian house listing too. It was in the Times. It might be in contract. There’s 165×119 empty lot next to it that sits across the street from a row of beautiful 22ft wide brownstones (140 ft deep!). Developers have had their eyes on the empty lot for a very long time. It’s straddled by two stand alone victorian homes (the yellow house being one of them). The owner just put the lot on the market and developers have been trying to buy the lot as well as the adjacent homes for condo development. Maybe it sold.
