When 53 Marlborough Road hit the market last summer for $575,000, there was consensus on the site that it looked pretty cheap despite the huge amount of work the place needed. The market agreed and the house changed hands in September for $635,000. The owner then did a couple of months of work and refinanced, pulling out $740,000. Now it’s back on the market for $850,000. We don’t have the “before” pictures of the interior handy, but we doubt the owner had enough time to do more than basic cosmetic improvements, a theory that’s supported by the fact that the current listing still trumpets the fact that the house needs TLC. 1:07. Train veers away from Marlborough and goes below grade a few blocks south of here. So not an issue.
According to the Douglas Elliman free report in my paper this morning, prices in 2006 increased by 3% over 2005, which means that in the fourth quarter they actually went down. So this would have needed a hell of a lot work to justisfy the increase.
11:52–what’s wrong with sagging floors? It’s an old house, they’re supposed to sag. I love that nothing in my house is flush. You can’t fake that!

1:05…no troll here..i am a frequent commenter. my point stands whether you like it or not…why would anyone choose to live on b/w those two avenues is beyond me. and, grow up.
Lots of speculation but has anyone actually seen the interior? This is what I’d like to read about.
Isn’t Marlborough Road where the train runs? So its possible this house has a train in its backyard. That has to also affect the price.

This house had a very distinctive exterior staircase… approachable from the right and the left. It was rotting and they ripped it out, but I knew there was a shoddy job going on when they didn’t restore it, just did the cheapest approach – regular front facing steps… inside looks over painted, dirty still…. I bet a high end reno would do better even selling for a coule of hundred grand more.. the new owner is going to have to sink a lot more cash into it. And it’s lost some charm, although that could have been much worse.
