When 53 Marlborough Road hit the market last summer for $575,000, there was consensus on the site that it looked pretty cheap despite the huge amount of work the place needed. The market agreed and the house changed hands in September for $635,000. The owner then did a couple of months of work and refinanced, pulling out $740,000. Now it’s back on the market for $850,000. We don’t have the “before” pictures of the interior handy, but we doubt the owner had enough time to do more than basic cosmetic improvements, a theory that’s supported by the fact that the current listing still trumpets the fact that the house needs TLC. Decide for yourself: There’s an open house on Sunday from 1 to 3. Update: We got our hands on some photos of what the house looked like before the current owner’s renovation. Check them out on the jump.

  1. I like the house or what I can see of it, though it clearly needs 200,000 dollars worth of work as one poster says. I wonder what other people think, but after renovating a whole house, I can’t just add the cash to the purchase price and equate the total to a market value because it doesn’t value my own effort. My own renovation was a pretty big job (in addition to my full time job,) so a fixer upper has to take my own time into account too when figuring out what to pay. These things can eat your life as fun as it is (at times….)

  2. “Also there is an in ground pool in the backyard, which I have never seen in NY”

Then I guess you didn’t go on the Victorian Flatbush Walking Tour. The final stop on the tour was a garden (flowers and fruit/vegetable) and a in ground pool. See my photos here http://www.dotphoto.com/go.asp?l=arsenicandoldlace

There is are more in ground pools in the nab, both at private houses plus at some of the big apartment buildings.

  3. 1:09, you are clearly not familiar with the common usage of the word “troll” on Brownstoner. It means: someone who says something that is not completely positive and glowing about a Brooklyn neighborhood. Relax, if this had been a bed stuy post you would have been a “hater.” And god forbid if it were a PLG post. Oh boy…

  4. I have actually been in the house and there are a lot of original elements intact. stained glass windows, fireplaces, the marble sink, pocket doors, etc. Also there is an in ground pool in the backyard, which i have never seen in NY. It needs work surely, but for the right family could really be a nice home. i had dreams of living here myself. but they were dashed since my pocketbook contents don’t match the prices of homes these days. (or any days now that I think about it.)
