The four-unit, “boutique” building at 290 13th Street has actually been on the market since November 2009, although we’ve never covered it here. We just noticed price cuts on it, though, and checked out its long pricing history. The four two-bedroom units were first priced in the high $900,000s and up, but were pulled off the market seven months later. All four units resurfaced on the market with price cuts, but were pulled again last July. Now, perhaps, the third time will be a charm: the building’s back on the market, this time priced from $865,000 for 1,194 square feet to $1,200,000 for 2,208 square feet. Think people will finally bite?

  1. The simple math of the newly reduced asking prices for the 4 units works out to over $3.8 million for this whole building.

    Does that even remotely make sense?

    3.8 Mil would definately get you at least 2 of those townhouses next door.

  2. problem with open kitchen… if you cook a lot, especially the range, there is a layer of grease on everything in the living room. it’s not that bad, but it does happen, so you have to keep on top of cleaning. i dont mind the openness, but i understand how some people might not like it.

  3. I like the look of this building. I would not want nice old brownstones to be torn down and replaced with something like this. But if this was an empty lot, or a crap building, great!

    I would live there for sure.

  4. DH – well a good broker would at least try to explain comps and what is actually selling in a given hood before agreeing to a listing price. that might have happened here and the developer is just stupid and greedy. I can’t not understand the pricing of these units at all – at all!

    Saminthehood – I am one of those people who bought a new condo with the open layout with the kitchen into the LR. I have to admit am not loving it b/c like you said it’s VERY cramped – I love open layouts(my old house was like that) perfect for parties and perfect for day-to-day dinner making and talking with my family who are watching TV – but this new condo really is small and I feel sooo cramped – I will not do this small of a LR/Kitchen layout again! – the bedrooms are large and we have a zillion closets which is the trade off I guess.

  5. I should add, of course, that the size of your living/dining room is an important factor. Most of these new condos/rentals have living/dining spaces that are between 160-190 SF, and so you need to open up the kitchen to make the space feel bigger. Otherwise, without the open space, the rooms would likely feel cramped (and parties would be hard, as Dirty Hipster asserts). Thats why I would never buy one of them.
    We live in a pre-war apt with a large living/dining room, with separate dining and living areas, a large foyer, and when we entertain, we have plenty of space for guests – we lay out all the food/drinks in the dining area, and it works great. The kitchen isnt big enough – like a suburban kitchen – to offer it as another entertaining area. Its for cooking, prepping and making a mess. Of course, if I were designing a house, I would design a huge kitchen, with a table and seating that permits socialability during cooking – but that would be in addition to the separate living room/dining room (which we use often).

    Most brokers tell me that houses that lack a separate dining room, and rely on the eat-in kitchen for dining, dont sell as well or for as much.

    i would imagine Corcoran has very little say in what the pricing for a new construction bldg is. Isn’t it the developer’s bank that is god?

    Wait a minute – these 2 Bedrooms started in the high 900K and have only been chopped to 865k?

    Try chopping to 650K and then you are in the ballpark with what 2 Br condos in this nabe goes for. These prices are OUTRAGEOUS and Corcoran should know better
