Narrow Fort Greene Row House With a Playful Reno by GRT Architects Asks $3.495 Million

While it is a sliver of a house, this circa 1870s Fort Greene dwelling was given a thoroughly modern makeover to make the narrow spaces work, including inserting translucent steel and glass panels to bring in some light. Brooklyn firm GRT Architects also preserved some original details on the lower floors of the Anglo-Italianate at 128 South Oxford Street, plus added some fun paint colors, wallpapers and ombré effects.

The renovation of the 12.5-foot-wide house was featured in Brownstoner’s Insider column in 2017. It included replacing the staircase but keeping its original central location, adding custom millwork, revamping bathrooms and creating a vestibule door that echoes the shape of the original front door. Left untouched was the kitchen, which had already been remodeled with exposed beams, open shelving and slab-front cabinets.

That kitchen is on the garden level of the single-family along with a dining room, mechanicals and a half bath. The front and rear parlors still have their marble mantels as well as custom built-ins. The latter comprise a window seat in the front parlor and storage cabinets in the rear.

The second floor is set up as a primary suite with a street-facing bedroom with wainscoting and, at the rear, a dressing area and bath with laundry. Two more bedrooms and another full bath are on the top floor. Both bathrooms have walls and floors covered in penny round tiles, one in pastel shades and one in bold blue and white.

In the rear yard are built-in planters edging a deck that has room for dining and scenic view.

The house last sold, before the overhaul, for $2.525 million in 2014. Now listed by Kelsey Hall, Nadine Adamson and Maeve Crispi of Brown Harris Stevens, it is priced at $3.495 million. Think it will get ask?
