As Curbed noted on Friday, The Edge, one of the mega developments on the East River in Williamsburg, just announced they would be dropping prices on some units in its 30-story southern building. This is particularly noteworthy because throughout the downturn developer Jeff Levine has made a point of saying that he wasn’t going to cut prices. Now, however, you can pick up an 827-square-foot one bedroom that used to list at $670,000 for the cool price of $580,000; other as-yet-undisclosed deals in the 360-unit building are also to be had. They’re also lowering monthly common charges and offer a 25-year tax abatement. The Edge hopes to pass the 50% mark in their first phase of selling this summer. A realistic goal? GMAP

oh 11217 hello. i’ll buy your old is better for no reason argument sometimes, but not about One BB – it is right up against the BQE, and street side, kinda nasty once you walk out.
the old building thing – why is that important here?. it’s not a nice building – strange windows, ugly exterior – it’s totally fortress like and pretty unappealing. if anyone thinks this place is attractive just cause it’s old, well, that’s just super stubborn. the whole attraction to old over new is so cnservative and grandma like to me. blah.
but, wouldn’t a conversion like ONE BB feature a whole new interior anyway? what’s the difference? i don’t actually hate the place, but the WB waterfront is superior in every way. to me, the Edge is happy and optimistic while One BB looks sad and dark and super depressing. it’s a prison next to a highway – just like rikers.
the Edge is on the water, next to a park, and the surrounding area are great small blocks, with lovely stores and restaurants. the bldg. is right near a great supermarket, and, it’s a pleasant little walk to the subway. way way closer to midtown and most of the city door to door no doubt.
additionally, the Edge is very close to PS84 – a magnet school with space and a terrific dual language program which is growing. if you have kids, this will be a perfect building – waterfront, playground, activities at bushwick inlet park. also, pool in the building!
This area of WB is just a way more tranquil area. beats walking out to a highway everyday – i could not handle the noise/dirt – and i have the same issue with Dumbo. realize others may not be bothered by this. i just don’t like it. i like brooklyn for the areas that mix the convenience and interests of an urban area without some sort of massacre of your senses.

@Wine Lover, isn’t the Edge built on a former garbage transfer site? While One Brooklyn Bridge looks like a future asthma cluster to me, it’s possible the nasty stuff under The Edge will also be bad for the health of their residents.
You’re (typically) leaving off one very important detail, wine lover.
One BBP is an amazing old building turned into loft-like apartments, and this is a new construction building which looks like it belongs in the marina in Redondo Beach, Florida. And I don’t mean that in a good way, just to be clear.
The scope of what is planned in terms of a “park” here is about 1/20th of what is happening at the new Brooklyn Bridge Park. Money was allotted for that before the Great Recession, and the funds left for projects like this in Williamsburg now are enough to buy a few sapling trees, a new playground and some grass. Nothing wrong with that, but BBP is going to be an incredible park when it’s complete.
any unit that isn’t really big with dramatic manhattan/water views, will definitely need to come down in price a decent amount.
the special apts. will probably hold up better.
this place will ultimately do better as the state park next door gets more done (new wooden playground is terrific), and down the road, when the Bushwick Inlet Park is completed.
thinking that if One Brooklyn Bridge gets a bounce from their park while still being right up against the BQE, then no reason that this, which has none of the real negatives of the BQE noise, pollution or the strange location issue that One BB has, shouldn’t show appreciation from major park amenities.
Personally hoping that the Edge people do something good with their public waterfront space. The pier at Northside One/Two is really nice. the Sculpture + Bench are extremely well done.
Ive looked at this and Northside Piers.
Both outfits are unbearably arrogant, the units are overpriced, and they are sighted so that many apts lose their views as new towers get built
These prices need to get seriously chopped just to get in line with the old, optimistic reality.

Prices just won’t stop falling, will they. Very stubborn, this bear market is.
