This apartment at 51 7th Avenue looks like a decent option for someone who wants to live in a brownstone in prime Park Slope but may not have the scratch for an entire building. The floor-through apartment has been recently renovated and retains many of its original details. (There’s lots of exposed brick too.) The asking price of $725,000 doesn’t sound overly pricey for 1,153 square feet in this location. Thoughts?

The square footage has been adjusted on Fillmore’s site. Apparently not before it went on Brownstoner. Its sad how ugly some of your post’s are. Perhaps you should contact the listing agent and ask him about it?
OK, floor plate is 1050 (21 x 50), and I guess it makes sense the duplex has a bit less because of the entryway. So #2 at 875 sq ft is probably what this one is (e.g., the common stairwell takes up around 175 sq ft). So they fudged 32%, not 36%. Well I feel better now.
Yeah, I saw the layout in an old ad on Corcoran. This is no bigger than 850 likely more 825. One of the rooms is attached to the master bedroom, which people hate because if, for example, mom and dad are banging, you have to walk through all that to get a drink of water. This broker is straight up lying. I knew that was the case when I was seeing 1,100 in the slope sell for $900k.
Snark – next bathroom, go for light blue grout. Trust me, its awesome.
M4L – I get that every single REA in the universe is a scum sucking lying sack of poop, so if they fudge less than 10% I actually get suspicious. But more than a third of actual sq ft? Come on, don’t do THAT and then tell me ‘Hey, it’s raining’.
This is about 900sqft I’d say. So he’s a little off lol…still think the location is great, great curb appeal, I dont dislike the renos that badly. Like the exposed brick. Should probably be listed at 699k sell for 650-699k.
OK, on second look, that bathroom might be a little vivid first thing in the morning. I just painted my own bathroom blue, so perhaps I was looking for affirmation…
