If you dig old houses but don’t have the coin for a whole one, this floor-through apartment at 216 St. John’s Place might feed your jones. The 22-foot-wide pad has lots of detail and a wonderful sense of scale. The new(ish) kitchen is attractive enough and the private deck is a nice bonus. The monthly maintenance of $1,032 isn’t a steal for a non-doorman building, but given that the apartment weighs in at 1,145 square feet, it’s not terrible either. Asking price: $729,000. Nice, right?

  1. meh. while a perusal of the co-op’s financials may reveal that they have a huge reserve and all major systems are not ancient, I just cannot get past that high monthly nut (mortgage & maintenance) in a very small co-op bldg.

    but if one wants to live in north slope, the location is certainly favorable.

  2. $636 psf for North Slope is quite cheap. That more than makes up for the *slightly* higher maintenance. It’s still less than $1 psf maintenance which is considered about normal for non doorman.

  3. Without knowing what the maintenance covers, it’s impossible to say if what seems high actually is.

    The floorplan’s resolution makes it difficult to read, but I don’t see two bedrooms, just maybe two connected rooms that could function as separate bedrooms, but not that well.

  4. That “private deck” may be yours and yours alone, but “privacy” is not a term I would use once B-C school completes their expansion later this year, and the kids playground is less than 50′ away on your level.

    Nice & quiet in front. Not so much in back.
