This new two-bedroom listing at 140 Eighth Avenue in Park Slope has a nice prewar vibe (in an Art Deco kind of way), good natural light and a recently renovated kitchen to recommend it. Shortcomings include a small second bedroom and no second bathroom (as this floorplan shows). And at $1,248, the monthly maintenance isn’t cheap. Asking price of $735,000 isn’t too bad for two bedrooms of this quality in this location though. What do you think this’ll end up going for?

Price per sq foot (at the actual 870 sq ft) looks reasonable for the area and a doorman/elevator building, and this is zoned for 321. The location is great too. The living space is a little small, but it seems like this will go at or very close to ask. The only thing that would hold me back is that high maintenance. I’d like to know how much it goes up each year and whether there are also assessments.
Really? ^^^ Price per foot doesn’t seem out of line with location.
if the uunit is not a full two bedroom unit, but rather a real one bedroom with an off the kitchen second it will not appraise anywhere near the asking price!!!!
just had this issue in this building, and sellers agreed to reduce price a little, but still sold above appraised value for the value of the building.
but it is a great building.

I DO think high ceilings make a huge psychological difference. And while you’re right that making a big deal out of nine feet is a little silly, it’s definitely a noticeable difference over eight.
(Yeah, I get about 870 on the sq. ft. too. Not sure how you can find anywhere near 1100 or 1200…. But still, with heat and electric included, you have to knock off at least a couple of hundred a month, yes?)
only if it was really that big. flr plan indicating it’s ~870 sq ft. relative to maintenance in this hood, it’s high.
The apartment is around 1100-1200 sf so it’s about $1 psf maintenance which is actually cheap ESPECIALLY when you factor in that this is full service AND includes electricity. Think about how much you spend in the summer running a/c’s and then realize that it’s INCLUDED in this maintenance. An apartment like this in BH would have maintenance of around $1600 average and NOT include electricity.
Delepp, I’m with you. it would have to be at least 9.5 ft before one can even think of bragging high ceiling.
this aint BK Heights so I say the Maint is high. not outrageously high. when it’s in a hood where residents are always bragging about their low maintenance, this is high.
I see there is an a.c. in the bedroom and that the windows are actually modern insulated units. so that’s perfect. There is probably good cross-ventilation too for nice days. I am a big believer in cross-ventilation. Someone should snap this up and then join the lobby re-decorating committee and do something about that yellow and pink color scheme. sheesh.
My nit picking was on broker calling 9 feet “high”. Most postwar bldgs are 8 feet 6 inches. An extra 6 inches goes from standard to High!
