This 500-square-foot studio at The Griffin in Fort Greene was a Co-op of the Day last August when the owner was making a go of selling it sans broker. Evidently that didn’t work out too well cuz in March Fillmore took over. That strategy has yet to bear fruit but the photos are better and presumably it’s getting more exposure. We love the apartments in this building so perhaps we’re overly optimistic but we think they should be able to find a buyer at or near the asking price of $295,000. What about you?

That’s a nice sized studio with charm intact. Decent size kitchen as well.
Think only PT doorman so wouldn’t have to sneak in blushing/drunk after midnight.

this apt looks great to me – if i had a downpayment i’d be there in a sec
People might say it all the time, DH but that’s because they are frownstoners. I looked at about 8 apartments in this building when I was looking and they ALL had window a/c’s. They just need to cut 2 panes out of the glass and have it installed. It’s a little trickier than on a traditional style window but once it’s done it’s done.
The windows are gorgeous and so are some of the views. I just have no interest in taking an elevator or passing a doorman every time I want to go home.

No, it’s not bad for this place. The apartments are pretty large for studios here and the location is awesome. I would have bought a place here, but I realized that I prefer low rise, non doorman style living.
For some people this might be considered a starter apartment, for some who have no desire for marriage or kids, this could very well be a long term residence. I know plenty of older people in this city who have been living in the same studio or 1 bedroom apartment for the last 50 years. It’s really not all that uncommon in NYC.
I looked into that, it’s $507. For a doorman building that’s not that bad. It would make your monthly payments about $1,774 for this studio. With the tax deduction even less.
Would this be considered a starter apartment?
